Inside the FM Research Campus: the science and mission behind every recommendation

FM Research Campus: The Science Behind Resilience

Publish Date 01 September 2026

FM operates on a simple premise: most property loss is preventable. The FM Research Campus in West Glocester, Rhode Island, USA is where that premise gets tested, challenged, and proven. Spanning 1,600 acres, it is one of the world's largest centers for advancing the science of property loss prevention and where the engineering recommendations FM brings to clients are developed, validated, and refined.

The only way to know is to test

A particular hazard might cause minor damage or catastrophic loss depending on differences in conditions. In the real world, variables are impossible to isolate. By the time a fire spreads or a storm hits, the data is gone.

Across five specialized laboratories, FM scientists and engineers recreate the perils that threaten commercial and industrial property under controlled conditions where every variable can be measured, and every outcome studied. Hail pounding building materials at scale. Electrical failures igniting in the concentrated exposure environments of modern data centers. The Research Campus exists because the time to understand a hazard is before it reaches a real facility.

From the lab to the real world

Research is most valuable once it reaches the people who can apply it. The findings generated at the Research Campus translate directly into the engineering recommendations FM makes to clients, the product approval criteria that define FM's standards, and the loss prevention guidance that facility operators use to make informed decisions every day. When an FM engineer walks into a client facility and identifies a vulnerability, the guidance behind that observation has been tested, measured, and validated.

The stakes behind every test

The hazards facing commercial property are changing alongside new technologies, new materials, and a pace of development that outstrips what existing standards were built to address. The Research Campus ensures FM is not waiting to see what those hazards do. The mission is to find them first.
